In order to be able to rent an apartment, the following documents must be provided

• completed Tenant Self-Disclosure Form (german)
• Copy of your ID
• Proof of income for the last 3 months
• if applicable. Guarantee declaration (german)

The signature of the accommodation provider is required on the registration form for registration in an apartment. This signature
can be obtained from the customer center during our opening hours.

Please note that the landlord can only confirm persons who are registered in the main tenancy agreement. Other people living in the household, such as children or partners, must be confirmed by the main tenant .

It is not compulsory to take out household insurance for rented apartments, but it is strongly recommended. Such insurance protects your personal belongings from damage, such as that caused by water damage, and covers the costs of repairs or replacements.

When you move into one of our apartments, you will receive a GRAWE household insurance for the first six months – completely free of charge.

Small animals may be kept without the consent of the landlord.

For dogs, cats and other larger animals, however, the consent
of the landlord is required.

The rent is always due on the 5th of the respective month.

The rent can be paid by standing order or direct debit authorization.

To create or change a direct debit authorization, the relevant form (german) must be completed, signed and sent to us

Operating costs are ongoing costs that are incurred in a property and are passed on to the tenant. The items that may be included in the operating costs are listed in the Tenancy Act.

The landlord must settle the operating costs by June 30 of the following calendar year at the latest.

Whether there is a credit balance or an additional payment can be seen on the last page of the statement of operating costs.

The credit balance and the additional payment are due on the next but one interest payment date after invoicing.

The person who is the tenant of the apartment on the due date (the next but one interest date after invoicing) is entitled to the credit balance or the obligation to pay an additional payment.

It does not matter whether the person was already a tenant in the accounting year or only moved in in the year of invoicing.

Please report any damage, e.g. power failure, water damage, blocked drains, broken glass, etc. as soon as possible.

In urgent emergencies outside our opening hours, please contact the companies listed on the notice board in the stairwell.

The first step is to vent the radiators.

You can easily do this yourself. If the radiators remain cold after venting, please report the damage using our form.

Outside our opening hours, in the event of a complete heating failure, the responsible company can also be informed according to the notice board in the stairwell.

Any loss of keys must be reported immediately to the property management. The order of a replacement key is organized and carried out by the property management.

If the apartment door is locked and there is no access, you should contact a locksmith.

All costs incurred must be covered by the tenant.

Mold growth can be caused by various factors, including improper ventilation or heating, water damage or construction defects.

To effectively prevent mold, it is particularly important to air (german) rooms regularly.

Open the windows for about 5 to 10 minutes, especially after activities such as showering or cooking, to allow moisture to escape efficiently.
Also make sure that furniture such as cupboards or sofas are not placed too close to walls or radiators so that the air can circulate freely. This is crucial to prevent condensation and the associated mold growth.

We recommend using a hygrometer to check the humidity.

Our tenants can pick it up from our customer center free of charge.

Termination of the rental contract must be made in writing (german) and within the agreed notice period. Please note that all main tenants must sign the notice of termination.

Apartments can be terminated at the end of each month by giving three months’ notice.

A new tenant may be sought after prior consultation with the property management.

Please note, however, that the decision as to whether the new tenant is accepted as a new tenant is the sole responsibility of the landlord.

The deposit will be paid out within 14 days of the proper return of the apartment.

Exceptions to this are cases in which cost estimates for deductions from the deposit must be obtained.

The electricity contract can only be terminated on the day the keys are returned, as electricity is required for the handover of the apartment.
